Global resort brands eye prime Queenstown land

A prime piece of Queenstown land coveted by international ultra-luxury resort brands is now on the open market for the first time.

The preeminent landholding on Lodge Road, Jack’s Point, is expected to sell for more than $40 million. It encompasses more than 24 hectares of land with phenomenal views of the Queenstown landscape, four hectares of which have been allocated as a Special Purpose zone for comprehensive development.

New Zealand Sotheby’s International Realty sales associate Matt Finnigan says the property is the only remaining luxury development site in Queenstown with such large-scale space, privacy and extensive lake views.

“This is a property that has long been in the sights of ultra-luxe global resort brands – it is one of the most superior sites in Queenstown for a high-end resort development,” he says. “As well as 20 hectares of elevated, pristine land and remote wilderness, the additional, commercially developable area of the property is larger than the central Queenstown CBD.

“With no minimum lot size or site coverage restrictions, absolute privacy and powerful lake and mountain views, this property has all the hallmarks of a world-class lodge or multi-use development site, as well as top-end residential opportunities.”

The Special Purpose zoning supports commercial activity such as visitor accommodation, conference and meeting facilities, restaurants and day spas, enabling the new owner to help shape the future of Queenstown.

Queenstown resource management planner Scott Freeman of Southern Planning says it’s rare to find a true north-facing lakeview development site in the resort.

“The Lodge Road site is very unique within Queenstown as it occupies an elevated, standalone parcel on the headland within Jack’s Point and has outstanding views of mountains and Lake Wakatipu,” he says. “This elevated position is coupled with the fact that the zoning afforded to the site provides significant future development opportunities.”

Although the surrounding environment is akin to a remote location, the Lodge Road property is just a 10-minute drive from Queenstown International Airport and proximate to world-class ski resorts.

The property sits above the Jack’s Point Preserve – an exclusive neighbourhood of $15-$20 million homes – and the championship Jack’s Point Golf Course immediately neighbours the site. A Golf Deed exists between the site and the golf course owner to negotiate specific golf-playing rights for the owner, operator and guests or residents of the site.

NZSIR sales associate Russell Reddell says the property combines the best of both worlds with a pristine wilderness and a generous slice of commercially developable land.

“What sets this site – and Jack’s Point – apart is an absolute commitment to the landscape and the environment,” he says. “A covenant means the rugged, dramatic and open nature of the grassland and mountain landscape that make up this area will be forever protected. To have been granted a Special Purpose zone on four hectares of this property adds to its appeal on a global scale.”
